Why Kentucky?
1. The Cincinnati border effect. Northern Kentucky (Covington, Florence, Newport) shares a metro area with Cincinnati. This creates a porous market where operators from both states list on Google Maps, and ghost listings proliferate in the overlap zone. Some of Covington's ghost listings appear to be Ohio-based lead farms targeting Kentucky searches.
2. Louisville market concentration. Louisville has nearly half of Kentucky's total operators (27 of 60). That density should drive competition and quality — but it also attracts ghost listings trying to siphon off demand from the state's largest metro.
